Refinishing puts a bathroom back in rentable condition without a permit, a dumpster, a plumber or a wall coming out. It's built for the gap between one tenant leaving and the next one signing.
Why this is a turnover job, not a remodel
A worn tub is one of the few things in a unit that a tenant notices immediately and that paint can't hide.
Replacing it is a remodel: demolition, haul-away, a plumber to disconnect and re-run, a tile setter for the surround it took out on the way, and a bathroom out of service while several trades come through in sequence. That's a capital project, and it's scheduled like one.
Refinishing is a surface job done in place by one outfit. The plumbing is never disconnected. The tile above it either stays as it is or gets done at the same time, since the room is masked off either way.
The unit is out of service for about a day. The work itself is 3–5 hours and it's a single visit. After that the finish needs 24 hours before the tub can be used or touched. Those are two different numbers and the second one is the one that goes in the calendar — everything that goes wrong with a refinished tub goes wrong inside that window.

- Occupied units An odor-reducing additive, plus a blower fan in the window pulling the fumes outside. We'd still rather the tenant was out for the day, but if they can't be, they can stay in the living room or the kitchen.
- One visit Tub, surround, sink and counter inside the same 3–5 hours. Masking the room is the overhead, and it only happens once.

Not a fit
- Active leaks A plumbing problem. Coating over it changes nothing.
- Rust through Once there's a hole, there's nothing to bond to.
- Failing shower pan The pan is waterproofing, not a surface.
- Full gut remodels If the layout is coming out, put the money there.
